Managing building assets faces challenges such as high maintenance costs, scattered information, and inefficient processes. With the increasing number of buildings and the need for regular maintenance, optimizing these processes is essential. Building Information Modeling (BIM) technology, as a comprehensive tool, enables precise visualization of buildings and their components, potentially improving asset management. However, there is no practical framework for the optimal use of BIM in this field. This research aims to provide such a framework. This applied-descriptive study utilizes both library and field methods for data collection. In the library phase, relevant literature on BIM and asset management was reviewed, and key criteria were identified. In the field phase, data was collected through questionnaires completed by experts in asset management and BIM. The statistical population included building assets of a government organization in Tehran, with purposive sampling applied. The collected data was analyzed using statistical methods, and the validity and reliability of the questionnaires were confirmed. The findings reveal that implementing BIM in asset management involves five main stages and 46 criteria. These stages include strategy and planning, equipment information management, requirement definition, program and resource optimization, and performance measurement and continuous improvement. The use of BIM can enhance productivity, reduce costs, improve data accuracy, and extend the useful life of assets. Additionally, this technology facilitates better coordination among teams and supports managerial decision-making.
